The Tenuta of San Rossore is considered to be the very heart of the Regional Park Migliarino San Rossore Massaciuccoli thanks to its geographical position, the wealth of habitats and its particular landscape. It encompasses the area running from close to the city of Pisa right to the sea.

The early buildings of Cascine Vecchie and the Sterpaia are the centre of the Tenuta and the arrival point for visitors. Both buildings have been completely renovated and contain visitor centres suitable for both daily visits, longer stays and "green weeks", holidays centred on close contact with nature.

This is in conjunction with the impressive stables of Casa Savoia that have been in operation since 1854 and they, and the horses, have become one of the great attractions of the Tenuta. Stretching out behind this central area, its ancient buildings, arenas and extremely large pastures, is the wilder natural reserve of 4800 hectares, which includes the rivers Serchio and Arno and the extraordinary fusion of the natural Mediterranean environment.

The Viale del Gombo is a well known path lined by native pines that follows the main trails of the Tenuta, taking detours along minor trails, and leads from Cascine Vecchie to the beach through distinctive environments of flooded woods with large ash trees, liana and reeds to open out to the south to the vast wetland of the Lame. Meanwhile, further along, large stretches of maritime pines indicate the proximity to the sea and that is where the presidential villa of Gombo is found, a highly esteemed architectural structure in iron and wood. The water pump and the Torre Riccardi are reached by following the River Morto Nuovo.

Surrounded by unspoilt nature and travelling on even terrain, visitors can cross a variety of natural environments: woods of pine and holm oak, deciduous woods and, finally, the dunes. A walk through the inland paths will treat visitors to sightings of the fauna of the Park.

The Tenuta of San Rossore is so vast, varied and interesting that it is worth more than a single themed visit. The Visitor Centre of the Tenuta di San Rossore operates all year round organising itineraries and guided visits on foot, by bike, by bus, on horseback and in carriages. It offers a unique experience to suit everyone.

The Casale La Sterpaia guesthouse and Visitor Centre is a very impressive nineteenth century building, oozing classical Italian architecture, that has been at the core of the Tenuta di San Rossore for many years. It is ideally placed at the Ippodromo, next to the impressive stables of Casa Savoia. The Casale is a multi-functional structure that receives both daily and residential visitors. It is the ideal accommodation option for a special break, such as horse riding, fitness, new age, children's summer camp, corporate outings, summer camps, nature holidays for all the family and nature trips to explore the various environments that the Tenuta has to offer. It is also a perfect opportunity to enjoy the typical San Rossore hospitality and cuisine.

The extremely popular Ippodromo, also known as Prato degli Escoli, is another impressive feature of the Tenuta San Rossore. Designed by Leopoldo di Lorena in 1829 it has two race tracks (one for flat races and another, inside the first, for fences), exercise tracks and stables.

The Park production and tourism are greatly boosted by the training and sporting activities of the Tenuta di San Rossore and its structures, as well as nearby Barbaricina, renamed "The country of horses”, where there are numerous, well equipped stables that train horses to compete at the Ippodromo.

Facilities: guided and educational visits on foot, by bicycle, by bus and ecological miniature train. Bicycle hire, cycle-rickshaws, electrical cars and an 8-seater minibus for visitors with disabilities. A connecting service with a reserved bus at Pisa Centrale and Pisa San Rossore stations is available for schools and groups.
